Timber-framed barn conversion, surveyed by Richard Russell Surveyors for Level 3 Building Survey to assess the condition of historic properties and ensure structural integrity.

RICS Level 3
Building Survey

Advanced and comprehensive, this is the most detailed survey available. Sometimes referred to as a 'full survey' or a 'structural survey', it is ideal for older, larger, or complex properties, providing an in-depth assessment of condition, defects, and potential issues.

The most extensive survey available

A Level 3 Building Survey provides a highly detailed assessment of a property's condition. It involves an in-depth visual inspection of each element, identifying defects, their causes, and offering expert advice on repairs, maintenance, and urgency.

Designed for older, larger, or more complex properties, this survey helps uncover hidden issues such as structural movement, clarifies the scope and potential costs of renovation, and provides the evidence needed to renegotiate the price or request repairs before you commit to buying. Most importantly, it helps protect your investment by identifying the most urgent issues early.

What does a Level 3 Building Survey involve?

Covering both the visible and less accessible areas of the property, this bespoke survey includes:

  • A detailed structural inspection of all elements of the property

  • Identification of any defects, what’s caused them, and how urgently they require repair

  • Assessment of potential risks in the future with recommendations for maintenance

  • Technical advice and recommendations on necessary repairs, timeframes and priority levels.

What’s included?

★★★★★

“I would highly recommend Richard for anyone looking for a high quality building survey. I recently procured his services for a level 3 Survey and was very pleased with the end product. The report is incredibly detailed, more so than others I have seen, with clear pictures and suggestions of remedial work that may be required. The after survey service has been exceptional; he took the time to explain all details of the report and address all of my questions. For anyone looking for a knowledgeable building surveyor with great customer service and detailed well written reports, give Richard a call.”

★★★★★

“Very professional, great communication with a personal service - we were very pleased with Richard Russell Surveyors. We opted for the full building survey - this was very thorough and identified issues with the property we were going to purchase that we had not spotted. Whilst we did not go ahead with the house purchase due to the level of work needed to it to make it into a rental property - the survey and advice given was money well spent. The option to have a pre and post survey chat was most welcome and an added bonus. Thank you Richard. We are still looking for a property to buy and when we find the right house we will be using Richard Russell Surveyors again. We would recommend.”
