We provide Help to buy valuations for a fixed price of £300 including VAT.
Your home’s value, simplified
If you purchased your home with a Help to Buy loan, you may need a valuation to repay, remortgage, or sell your property. Homes England requires an independent RICS Help to Buy Valuation to determine the amount repayable, based on the current market value of your home.
A Help to Buy Valuation must be conducted by a qualified RICS surveyor and meet specific requirements to be accepted.
At Richard Russell Surveyors, we meet all Homes England standards and have a 100% acceptance rate for Help to Buy Valuations.
Homes England ‘Help to Buy’ Valuation requirements:
The Valuer must be registered with the recognised qualification of RICS
The Valuer must be independent to an estate agent
The report must be on headed paper, signed by the RICS surveyor and addressed to Homes England
The Valuer MUST provide at least 3 comparable properties and sale prices
The Valuer must not be related or known to you
The Valuer must inspect the interior of the property and provide a full valuation report
Valuations carried out for bank or mortgage purposes are not acceptable
A copy of the valuation report must be supplied to Homes England; the inspection date must be shown on the report

Good to know
Help to Buy valuations are typically valid for three months. If your sale or redemption isn’t completed within that time, we offer options to extend your valuation—but it’s important to understand Homes England’s requirements:
One-month extension letter – A formal confirmation extending your valuation’s validity by one month. However, Homes England does not allow a Desktop Valuation after this extension. If your transaction is delayed beyond the extra month, you would then need another new full valuation.
Three-month desktop valuation – A reassessment of market conditions to extend your valuation by three months (additional fee applies). Homes England requires this to be submitted within two weeks of your original valuation expiring.
These rules are set by Homes England, not us, so we always recommend taking time to consider the right option upfront to avoid extra costs or delays.
